Answers to your frequently asked questions

How to schedule a showing?
To view our available rental units, visit our listings page and select the property you're interested in. On the property page, click the "Schedule Viewing" button to be redirected to our scheduling site. From there, you'll be asked to:
- Select your preferred date and time
- Provide your contact information
- Answer a few questions related to our approval criteria
- Let us know how you heard about us
Once you've submitted your request, our team will review it. Once accepted, you'll receive a confirmation email with details and instructions based on your showing type (contactless or in-person).
If you are out of state and unable to travel to view the property in person, Superior Property Group will be able to provide a video walkthrough in place of an in-person showing. Video walkthroughs are available contingent upon an approved application.

What are the criteria for approval?
The primary factors we review include:
- No evictions or eviction filings within the last 5 years
- No bankruptcies within the last 7 years
- No convictions for financial crimes, violent crimes, forgery, domestic violence, domestic abuse, or property damage within the last 10 years
- A combined average credit score of at least 600
- Household income of at least 2.5 times the monthly rent (including all recurring monthly charges)
- No outstanding balances owed to previous landlords or utility companies

How to submit an application?
Before submitting an application, you must first complete a showing for the unit you are interested in. If you have not yet scheduled a showing, please visit our available rentals page, select the property you're interested in, and click "Schedule Viewing."
Applications are typically sent automatically after you complete your showing. If you have already completed a showing and did not receive an application, please contact us at office@superiorpropertygroup.org or text 608-420-5601 for assistance.
Applications are accepted prior to showings only for out of state prospects.

How long until I hear back about my application?
You can expect a decision within up to 5 business days. Processing times may vary depending on how quickly all required information is submitted and verified.
Approval or denial is contingent upon:
- The application being completed accurately and in full
- Any additional required information being provided
- Current and/or former landlords completing and returning rental verification questionnaires
Delays in receiving landlord verifications or missing application information may extend the review process.

Do you allow pets?
Yes, pets are welcome at most of our properties, with some restrictions. Generally, we allow up to two pets per household with a monthly pet fee. If you have pets we require the following information prior to move-in:
- Info for each pet: Name, Age, Type, Breed, Sex, and Weight.
- Name and phone number of your pet’s veterinary clinic
- Proof of current rabies vaccination (if applicable for the type of pet) OR
- Proof of future appointment for rabies vaccination (if applicable for the type of pet)
This approval process applies to all animals, including Emotional Support Animals (ESAs) and Service Animals. Additional documentation may be required as permitted by law.

Do you accept rental assistance programs?
Yes. In accordance with Wisconsin Fair Housing laws, we do not discriminate based on a person's source of income. Applicants using rental assistance programs are welcome to apply and will be evaluated using the same screening criteria as all other applicants.
